Une fois l\u2019appartement sur le march\u00e9 de la location, certains \u00e9v\u00e9nements peuvent venir \u00e9roder le revenu locatif.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rendement net<\/h2>\n\n\n\n<p>Le rendement net prend en compte une s\u00e9rie de param\u00e8tres qui ne peuvent pas toujours \u00eatre anticip\u00e9s avec exactitude.&nbsp;<\/p>\n\n\n\n<p>Au niveau <strong>fiscal,<\/strong> le propri\u00e9taire doit prendre en compte le pr\u00e9compte immobilier et la taxation, qui s\u2019imposera sur le revenu cadastral ou les revenus.&nbsp;<\/p>\n\n\n\n<p>Le propri\u00e9taire doit \u00e9galement prendre \u00e0 sa charge certaines <strong>assurances<\/strong>. Voici quelques unes des assurances les plus fr\u00e9quemment contract\u00e9es par des propri\u00e9taires d\u2019unit\u00e9s locatives:<br><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>police d&rsquo;assurance incendie non occupant ;<\/li>\n\n\n\n<li>police d&rsquo;assurance incendie avec abandon de recours contre le locataire ;<\/li>\n\n\n\n<li>police d&rsquo;assurance pour loyers impay\u00e9s ;<\/li>\n\n\n\n<li>police d&rsquo;assurance protection juridique.<\/li>\n<\/ul>\n\n\n\n<p>Les <strong>travaux<\/strong> qui s\u2019imposent, au niveau d\u2019une \u00e9ventuelle copropri\u00e9t\u00e9 ou pour chaque unit\u00e9. Ceux-ci peuvent s\u2019av\u00e9rer cons\u00e9quents, en particulier lorsqu\u2019il faut intervenir au niveau des chaudi\u00e8res, des ascenseurs, du toit, ou plus digestes, dans ce cas souvent au niveau de l\u2019unit\u00e9 locative &#8211; un carreau \u00e0 remplacer par exemple. Ces travaux sont d\u00e9ductibles dans le cadre d\u2019une activit\u00e9 immobili\u00e8re professionnelle. Aussi, ils sont en partie pr\u00e9visibles et, au final, augmentent la valeur du bien en cas de revente ult\u00e9rieure. C\u2019est un mal n\u00e9cessaire au moment-m\u00eame, pour un b\u00e9n\u00e9fice futur, comme le montre l\u2019exp\u00e9rience.&nbsp;<\/p>\n\n\n\n<p>Le<strong> vide locatif<\/strong> peut aussi venir \u00e9roder le rendement locatif attendu. Les banques ont tendance \u00e0 tabler sur 20% annuels de vide locatif.
